We provide professional real estate transaction coordination/management, administrative support, and marketing services.
Residential pre-listing through post-closing
Verify listing documents have been fully executed and are in compliance with brokerage/DORA
Schedule photographer and coordinate with all parties
Arrange for sign/lockbox install
Input listing in MLS
Set listing up with showing service
Upload virtual tours, disclosures and pictures to MLS and all other appropriate websites
Email seller links to MLS
Make price changes/MLS edits as requested by agent/seller
Verify that all required signatures and initials are on the contract and addenda
Open file with title company and send copies of the contract and other requested documents to the title company and lender
Order HOA documents, if needed
Send disclosures to the buyer's agent
Send all documents to broker for their office file
Maintain CTM eContracts file and organize everything in one place
Monitor contracted deadlines in CTM as needed throughout the transaction and follow up/send reminders as needed with related parties to make sure all dates are on-track & keep in touch with the title company, lender, and other agents as needed
Coordinate inspection & appraisal appointments with seller
Follow up on repair receipts to satisfy the inspection resolution
Ensure the file in-order prior to closing and request commission disbursement from brokerage
Coordinate/schedule closing & final walkthrough with all parties
Arrange for sign/lockbox pickup and stop online advertising
Request closing package from title, save in CTM, and send copies to broker as needed
Close out listing in MLS
Remind the agent to touch base with his or her former client at regular intervals after closing
